JOIN THE APPEAL TO THE COASTAL COMMISSION
AGAINST THE 1525 PALISADES DRIVE PROJECT IN THE PACIFIC PALISADES HIGHLANDS
All Angelenos and Californians — not just Palisades Residents — should be concerned about this ill-conceived and cynical effort to circumvent our environmental and coastal parkland protections! If the developer succeeds in obtaining a Coastal permit from the Commission, he will undo 40+ years of prior precedent, and allow future unscrupulous developers to evade and/or abuse the Coastal Act in other protected zones.
Proposed Facility:
- Rise at least Six Levels towering above scenic Palisades Drive (2 below-grade levels for parking and 4 above ground stories)
- Almost 65,000 sq feet of building space on a barely 44,000 sq feet lot. The densest and most massive construction even attempted in the Pacific Palisades Highlands
- Operate a 24/7/365 dementia and institutional care facility in an extreme wildfire hazard zone with limited roadway access during a natural disaster.
Why should we oppose:
The proposed Project is within the California Coastal Zone at the hub of multiple parklands: Santa Monica Recreation Area, Topanga State Park and Santa Ynez Park.
The Project fails to satisfy numerous requirements of the California Coastal Act:
- Protect Sensitive Habitat and Parklands — the Project endangers and degrades habitat and the surrounding Topanga State Parklands
- Protect Scenic Values and Limit Development Near Parks
- Protect the views from Scenic Highway
- Minimize Risk to Life and Property in Areas of High Geologic Flood and Fire Hazard.
- Minimize Energy Consumption and Vehicle Miles Traveled.
- The Project’s Height, Scale and Lack of Setbacks Would Severely Impair Viewsheds.
- The Project is Totally Incompatible with the Surrounding Neighborhood and Parks
